Construction Clinic Live

The people in the room

Every clinic brings together four perspectives on the same project: the person building it, the person designing it, the person costing it, and the person living through it. Nobody is there to sell you anything.

Founder, The Construction Clinic — HXL Construction

The Clinic founder

Two decades of domestic building work, told from the client's side of the table.

The Construction Clinic grew out of HXL Construction, a contractor working on domestic extensions, conversions and whole-house renovations across London and the South East.

After years of watching homeowners arrive at a first meeting already anxious — holding three quotes they could not compare and a programme nobody had explained — the Clinic was set up to give that guidance away rather than sell it back.

The sessions are hosted personally, and no part of the evening is a pitch for building work.

Speaks on

  • — How builders actually price a job
  • — What a fair payment schedule looks like
  • — Reading a quote for what it leaves out

Chartered architect, domestic and conservation work

A practising architect

Where a project is won or lost: the drawings a builder is asked to price.

Each clinic features a practising designer speaking about the decisions made long before anyone arrives on site.

Planning strategy, permitted development, party wall procedure and the difference between a planning drawing and a construction drawing — the gap that produces most mid-project variations.

Speaks on

  • — Planning versus permitted development
  • — What information a builder needs to price accurately
  • — Where design fees go, and what they buy

Quantity surveyor, residential projects

A cost consultant

The numbers behind the numbers: rates, contingency and where budgets slip.

A cost specialist walks through the money side of a domestic project: how £/m² rates are built up, what contingency is really for, and how provisional sums and prime cost items behave once work starts.

The same reference data sits behind the cost benchmarks in the Clinic portal.

Speaks on

  • — Build cost per square metre, and why quotes differ
  • — Contingency: how much, and when to release it
  • — Valuing a payment application against work done

Former client

A homeowner who has been through it

An honest account, including the parts that did not go to plan.

Every clinic includes a homeowner talking candidly about their own project: what they were glad they did, what they would never repeat, and the moment they wished they had asked for help.

This is consistently the part attendees say changed how they approached their own build.

Speaks on

  • — Living through a build
  • — The conversations worth having early
  • — What they would do differently
