The builder you choose has more influence on your experience than any other decision you will make. Price is the least reliable way to judge that choice.

What to look for

Reliability tends to show up in the same places.

  • Consistent, clear paperwork
  • References you can actually visit or speak to
  • Valid public liability and contract works insurance
  • Willingness to work under a written contract
  • Calm, specific answers to difficult questions
  • Realistic programmes rather than optimistic ones

Warning signs worth pausing on

Pressure to decide quickly, large upfront payments, reluctance to put things in writing, or a price notably below every other quote.
