Snagging and handover checklist
The last ten percent of a project is where the most value is either protected or quietly lost. Handover is a process, not a handshake.
What a snagging list should include
Record each item so it can be understood without you standing next to it.
- Room, location and a clear description
- A photograph where useful
- Date raised and date agreed
- Who is responsible and the agreed timescale
What should be handed over
Collect the paperwork at completion, not months later.
- Building control completion certificate
- Electrical and gas certification
- Warranties, guarantees and manuals
- As-built information where relevant
- An agreed final account
Defects period
Agree how long issues can be raised after completion and how they will be dealt with, in writing, before final payment is released.
