Snagging and handover checklist

The last ten percent of a project is where the most value is either protected or quietly lost. Handover is a process, not a handshake.

What a snagging list should include

Record each item so it can be understood without you standing next to it.

  • Room, location and a clear description
  • A photograph where useful
  • Date raised and date agreed
  • Who is responsible and the agreed timescale

What should be handed over

Collect the paperwork at completion, not months later.

  • Building control completion certificate
  • Electrical and gas certification
  • Warranties, guarantees and manuals
  • As-built information where relevant
  • An agreed final account

Defects period

Agree how long issues can be raised after completion and how they will be dealt with, in writing, before final payment is released.
