Understanding variations

Variations are normal. Undocumented variations are not. Most cost disputes on domestic projects trace back to a change that was agreed verbally and priced later.

What counts as a variation

Anything that changes the scope, specification, quantity or sequence of the agreed work, whether requested by you or triggered by something found on site.

How a variation should be handled

Follow the same sequence every time, however small the change.

Describe the change in writing
Price the change before it is built
Confirm any effect on the programme
Agree it in writing, then proceed

If you disagree with an extra cost

Ask for the breakdown, the reason and the reference to the original scope. Raising it calmly and early is far more effective than disputing it at final account.
