What should be included in a construction quote?

A single-page total is not a quote. A proper quote lets you understand what you are buying, what you are not, and how cost and time will be managed.

The minimum a quote should contain

If any of these are missing, ask for them before you compare or commit.

  • A described scope of work, referenced to drawings
  • Clear exclusions and assumptions
  • A breakdown by element or stage
  • Provisional sums and allowances, clearly identified
  • A payment schedule tied to progress
  • An indicative programme with key stages
  • Insurance details and contract basis
  • How variations will be priced and agreed

Provisional sums are estimates, not prices

They are placeholders for work that is not yet defined. Expect them to change, and understand how they will be confirmed.
